Commercial Rekeying

Two people left over the summer and the keys they handed back came up one short. Nobody is sure whether the missing key was for the front door, the stockroom or both, and the sign-out sheet stopped being filled in a year ago.

In plain words

Taking over a commercial unit is the moment to make the locks yours. The keys handed across at signing are only the ones the previous occupant remembered; cleaners, suppliers and former staff may still carry others. Rekeying every cylinder your lease gives you control of gives you a clean start on day one, with keys cut for your team and a chart of which door each one opens. The locksmith also clears up the odds and ends that come with a new lease: a padlock with no key, a mailbox lock seized since the last tenant. You open knowing exactly who can get in.

Sound familiar?

A key turned up in the parking lot with the shop's name on its fob. It came back to you, which is lucky, but it means keys are leaving the building on rings you have never seen, and the shop's locks have not changed since opening day.

How the visit goes

  1. 1

Who is entitled to order the change

Every commercial rekey starts by confirming that the person asking for it has the standing to do so. For a small business that is usually the owner or a director; for a larger one, a facilities manager or property manager acting under written authority. The lease matters here too, because it decides which doors are the tenant's to alter and which remain the landlord's, and many leases ask that the landlord be given a key or told when locks change. Getting this straight before any cylinder comes out protects the business, its neighbours in the building and the locksmith, and it means the finished keying chart lands in the right hands.

  2. 2

    Repinning a standard cylinder

The cylinder is taken off the door and its plug is slid out with a follower, a small tube that holds the top pins and springs in place so nothing scatters. The old bottom pins are tipped out, and a new combination is chosen from the pinning records so it does not collide with any other key in the plan. Fresh pins of the matching depths are dropped into each chamber, the plug goes back in, and the new key is tried: it should turn as smoothly as if the lock were new, and the old key should stop dead. The cylinder is then refitted and adjusted so the cam or tailpiece throws the bolt fully.

  3. 3

A routine for the next departure

Turnover stops being a security event once there is a procedure for it. When someone leaves, their key is collected against the register and ticked off; if it cannot be produced, the chart shows exactly which cylinders that key opened, and only those are dealt with. Businesses that chose interchangeable cores can go further: the manager takes the control key from the safe, swaps the affected core for a spare in less time than a coffee break, and the locksmith repins the removed core at leisure for the next time. Either way the response is measured and specific, and the front door is never left answering to a key that walked out with a former employee.

What affects the quote

  1. 1

    How many keys are cut

Each key cut to code and stamped is counted into the quote. Two per door group for a small shop and forty for a warehouse shift are different numbers.

  2. 2

    After-hours or split visits

Work done after closing, before opening or split across two visits to suit trading hours costs the same amount as a single daytime block. The exact figure is confirmed on site once the number of cylinders and the keying plan are known.

  3. 3

    Cylinders that need replacing

Where a worn, corroded or low-grade cylinder is better replaced than repinned, the new part is added for that door alone, and the locksmith points it out before the work begins.

Same fees day, night or weekend.

Commercial Rekeying: questions

Advice · (249) 486-8066

Can the aluminum storefront door on our unit be rekeyed?

Yes. The narrow stile of a storefront door houses a screw-in mortise cylinder secured from the edge, and it unthreads, is repinned and screws back in like any other. What the locksmith watches is the cam: it has to suit the hook or deadbolt mechanism inside the door and sit at the correct depth, or the bolt throws short. Weather-facing cylinders showing salt wear are pointed out so you can decide on replacement.

How many keys should we have cut?

Count the people who need each group, add one spare per group for the safe, and stop there. Extra keys cut 'just in case' are the ones that end up unaccounted for. Because the keys are cut to code from the pinning records, more can be produced later to the same standard, so there is no need to stockpile on the day. Restricted keys are ordered by the named signatories when needed.

Will every old key stop working once you are done?

Every old key that operated a cylinder included in the plan will stop working, and the locksmith proves it by trying old keys at each door before leaving. Old keys keep working only at openings you chose to leave alone, which are written on the chart so there is no confusion. If a master key existed, it is tested too, since a forgotten master is the most common way an old key stays alive.

What the census means at the door

40%

Homes of every age. About 40% of homes in Collingwood were built in 1980 or earlier, according to the 2021 Census.

Older frames and newer frames fail in different ways. Settled wood pulls strikes out of line; new framing settles as it dries. A locksmith used to a mixed area recognises which he is looking at and adjusts accordingly.

56%

A mix of homes. Single-detached houses make up about 56% of homes in Collingwood (2021 Census).

In an area with both houses and attached homes, the work varies by the door. A detached house wants all its exterior doors on one key; a suite door wants a cylinder that suits a metal frame and respects building rules. A locksmith carries parts for both.
